Stay on the outskirts of the Vienna Woods, let yourself be woken up by twittering birds and enjoy breakfast in a glass-veranda from where you can enjoy the sight of the rolling hills of the Vienna Woods. If you want to attend cultural events in Vienna, the highly efficient underground U4 or train S50 (300m) will take you to the city centre - where most of the historical sites are situated - in just a few minutes. (In fact, it takes only 40 minutes from the living-room to St. Stephen’s Square and 20 minutes to the castle Schönbrunn which may well be faster than from a central district in Vienna as you do not have to change trams or buses).
Numerous other destinations in Lower Austria and Burgenland are easily accessible and perfect for extended day trips. There's plenty to discover here. The Vienna Woods also offer a magnificent backdrop for hiking and cycling enthusiasts, inviting you to linger and explore. Cycling and hiking trails pass right by the front door of the holiday apartment, and you can obtain the necessary maps directly from us.
Shopping: Shops, banks, pharmacies, supermarkets etc. are situated within a few minutes walk. A shopping-mall with a cinema-complex is 10 minutes away.

Rad- und Wanderwege führen unmittelbar an der Haustür der Ferienwohnung vorbei und das nötige Kartenmaterial bekommen Sie direkt bei uns vor Ort.

Lassen Sie sich vom Vogelgezwitscher wecken und genießen Sie ein Frühstück auf der Terrassen, wo die Österreichischen Bundesforste Ihre Nachbarn sind. Erfreuen Sie sich dabei an dem Ausblick auf den Wienerwald. Möchten Sie heute die kulturellen Ereignisse Wiens durchforsten, so sind Sie durch die Wiennähe in wenigen Minuten an der U-Bahn U4. Von dort sind es zu den meisten historischen Orten Wiens nur wenige Schritte (Wohnzimmer – Stephansdom 40 Min.! - Schönbrunn 20Min.! - schneller als von so manchem Bezirk, da das Umsteigen entfällt). Zur U4 gelangen Sie entweder mit dem eigenen PKW in paar Minuten (Park-and-Ride Anlage € 4,60 pro Tag, 19,00 pro Woche) oder Sie fahren mit der Schnellbahn (5 Min. Gehweg). Wie oft bestätigt wird, ist es für die Metropole Wien eine sehr zeitsparende und attraktive Lage.
Selbst Wildbeobachtung ist vor Ort möglich, da sich die Rehe an unserem Komposthaufen ein Stelldichein geben.

If you want to get some information feel free to borrow books from our library; if you prefer listening to music, you are welcome to choose from a large collection of CDs. We also provide information of current cultural events, like concerts, exhibitions at art-galleries, etc.) Or would you rather end the day leisurely? Then you can sit on our terrace, sip a glass of local wine, while enjoying the sun-set.
Leisure
For those who like sports there is a mountainbike trail (there are bikes) in front of and a hiking trail behind the house, which leads you directly into the Vienna Woods. There is a swimmingpool only 5 minutes away and a lake in Tullnerfeld only 30 minutes away. There is free parking in front of the house as well as facilites where you can leave your bicycle.
As you will certainly know, Vienna offers attractions all the year round: in spring music- and theatre-lovers flock to the Vienna Spring Festival, in summer you can relax on the banks of the “New Danube”, the “Copa Kagrana”, as the Viennese call it. In autumn you can sample the new wine at a “Heurigen”, a wine-tavern, and in winter a visit to the numerous Christmas-markets will make Christmas a unique experience, not to speak of the ball season during Carnival.
The apartment has all the facilities that guarantees you a relaxing stay. It consists of 2 bedrooms, a living-room, terrace and glass veranda, fully furnished kitchen, bathroom.(altogether 85m²) It accommodates easily 1 to 4 persons. The height of the rooms is 3,10 m. You are kindly requested to refrain from smoking.
The apartment has cable TV and radio, stereo hifi and CD player, iron and ironing board, hair dryer etc. The kitchen has got all modern cooking facilities, refrigerator, washing-machine, dish washer, coffee machine, toaster, water kettle, etc. Tableware and cooking utensils are available plentifully. Internetaccess are for free use available.

Wie Ihnen ja sicher bekannt ist, hat Wien das ganze Jahr Saison. Im Frühling locken die Wiener Festwochen Kulturschaffende aus der ganzen Welt zu einem Stelldichein nach Wien. Der Sommer bietet u. a. behagliche Stunden an der `Neuen Donau´ von den Wienern Copa Kagrana genannt. Der Herbst lässt beim Heurigen im Wienerwald den Gaumen und die Kehle klingen, der Winter überrascht mit vorweihnachtlichen Christkindlmärkten und der berühmten Wiener Ballsaison. Das charakteristische unserer Ferienwohnung ist die absolute Ruhelage im grünen Wienerwald und die schnelle Anbindung nach Wien (bis Wien Zentrum 40 Min.). Wir liegen am Übergang der Stadt zum herrlichen Niederösterreich mit seinen Heurigen, den Wanderwegen und Mountainbikerouten. Die Lage ist ideal für die Erholung mit gleichzeitigem kulturellem Angebot der Kulturmetropole Wien. Wir würden uns freuen Sie bei uns begrüßen zu dürfen.

Golf: Golfclub Wienerwald
Der 9-Loch-Platz des GC Wienerwald liegt in der schönsten Gegend des Wienerwaldes, zwischen Laaben und Klausen-Leopoldsdorf.
Im Jahr 2008 wurde der GolfClub Wienerwald von der Murhof Gruppe übernommen und am Ende des Jahres wurden die Greens und Abschläge neu gebaut, das alles unter der Berücksichtigung, den strengen Bestimmungen eines Landschaftsschutzgebietes Rechnung zu tragen.
Wenn Sie auf eine ruhige Runde Golf in einer idyllischen Lage Wert legen und nichts gegen naturnahe Fairways einzuwenden haben, dann probieren Sie's doch mal hier!

Die Vorbereitung des Haustauschs ist perfekt gelaufen. Da es sich um einen nicht synchronen Tausch handelte, konnten wir unsere Tauschpartner kennenlernen - der größte Benefit eines Intervac Urlaubes! Alles war bestens vorbereitet und wir wurden freundlich empfangen. Zahlreiche gute Tipps haben unseren Aufenthalt noch angenehmer gemacht.
Yes. We were very well welcomed, and were able to exchange on arrival and return. A very nice apartment, in the house of our guests, was made available to us, as well as a car exchange that went well. Our stay was excellent ... and thanks to the exchange we met a very friendly couple!

Curious, we are on the different living arrangements on our Mother Earth. As geographer and artist we did travel to our hobby.
We already have some experience in home exchange. The Villa Marie is also offered as a self catering apartment. The date of the exchange depends on the verifiability of the apartments. We are very flexible and solicit an individual meeting of Exchanges.
Neugierig sind wir über die unterschiedlichen Lebensgestaltungen auf unserer Mutter Erde. Als Geograph und Künstler haben wir das Reisen zu unserem Hobby gemacht.
Wir haben schon etwas Erfahrung im Wohnungstausch. Die Villa Marie wird auch als Ferienwohnung angeboten. Der Zeitpunkt des Austausches hängt von der Belegbarkeit der Ferienwohnungen ab. Wir sind sehr flexibel und erbitten eine individuelle Besprechung des Exchanges.
